When do you begin booking houses for the 2019 Kentucky Derby?
We begin booking houses as soon as the 2018 Kentucky Derby ends in May.

What type of deposit is required?
A non-refundable deposit of 50% of the total rental amount is due at the time of booking. The balance, plus damage deposit, is due 45 days prior to arrival.

Is the deposit refundable?
Deposits are non-refundable. However, if KY Derby Rentals or the homeowner is able to rent this property to someone else, all monies will be applied to any loss incurred by the homeowner, and the balance, if any, will be repaid to you.

What methods of payment do you accept?
We accept payment via Vemno, CASH app, PayPal, Credit Card (Stripe), ETF transfer, and personal or business check. Personal and business checks must be received at least two weeks prior to arrival for processing.

What are the dates of the 2019 Oaks and Derby?
The Kentucky Derby is always the first Saturday in May, rain or shine. The 2019 Oaks will run Friday, May 3rd and the 2019 Kentucky Derby will run Saturday. May 4th.

Can I rent a home for less than three days?
Most homeowners offer 3, 4, 5 and 7 night rates. Many homes in the more sought after areas will require a full week rental. Kentucky Derby Rentals works expertly on your behalf to customize your needs and identify property owners offering partial week rentals suited to the days you will be visiting.

Are rental rates negotiable?
Most homeowners will consider a reasonable offer.

Can KY Derby Rentals help me obtain tickets and transportation?
KY Derby Rentals has relationships with some of the best Derby ticket brokers and transportation companies. We are happy to make connections. Additionally, our complimentary concierge services can help you obtain reservations at popular restaurants, get last minute hats or attire, provide catering or in-home chef services, and assist with anything else that’s needed during your stay. Is maid service included in the rental rate?
Maid service is not included in the rental rate but can be provided at an additional charge. Maid service typically runs $50-$125 per day, depending on the size of the house.

Who do I contact if there is a problem during my stay?
Please contact KY Derby Rentals first and the homeowner second. Homeowners are required to provide an emergency contact number for you. KY Derby Rentals prides itself on having staff available during Derby week to assist renters with questions, referrals for services, directions and other needs that may arise for our clients.

Can I cook in the house?
You have full access to the home and all its amenities. However, for entertaining large groups this could be considered a “host” home and there could be an additional charge. A host home is typically a home where there is a large amount of entertaining, lots of people coming and going, tent set up, etc.

Can I smoke in the house?
All rentals are “NO SMOKING” unless otherwise stated in writing with prior approval from the homeowner.

What if there are damages to the home?
All renters sign a rental agreement that states: Renter agrees that they are liable to the homeowner for all losses and damages to the rental property and/or its contents during the term of the rental agreement. This does not include normal wear and tear. Masters Housing will help to coordinate communications and resolution but assumes no responsibility for damages incurred as a result of any actions by either the renter or the homeowner.

What if the accommodations are not as advertised?
The property information is provided by the homeowner and is deemed reliable but is not guaranteed and is subject to verification. Every effort has been made to ensure accurate information. Site inspections are performed on all properties, once rented, to ensure they are as described in the listing photos and description.

What are check-in and check-out times?
Check in time is after 3 PM on the day of arrival. Check out time is 12 PM on the date of departure. A late check out or early check in may be arranged. Please contact us prior to arrival to discuss.

How do I receive keys and take possession of the home?
Access to the accommodations will be provide one week before arrival. Homeowners who have been renting for years may have designated places where they leave keys. Others may prefer to meet their renters and show them around their house.
